"We're hoping end of June, beginning of July. That is our goal."
That's what Derek Leverant told a reporter in June 2026, describing when he expected to open That NY Bagel Place inside Winchester Center. The shop didn't open until August 7, 2026. Nobody who lives out here is surprised. If you've watched this stretch of Immokalee Road for the past year, you already know that every timeline on this corridor runs a few weeks behind the sign that goes up in the window.
What's actually surprising is how much has landed anyway. If you haven't driven past the Orange Tree Boulevard light in a couple of months, you're due for an update, because three separate developers are now building out three separate shopping centers within a few hundred yards of each other, and the tenant list has stopped looking like a construction site and started looking like a place people actually go.
Three Landlords, One Intersection
For years, the joke about living deep in the Estates was that a gallon of milk meant a real drive. That's changing at exactly one intersection: Immokalee Road and Orange Tree Boulevard, sometimes called the Randall Curve. Three commercial developments sit within walking distance of each other here, each with a different owner, each filling in on its own schedule.
Winchester Center, south of Oil Well Road, is owned and managed by Barron Collier Companies, with leasing handled by Metro Commercial Real Estate. The Shoppes at Orange Blossom sits on the site of a former citrus grove between Palmetto Ridge High School and the Orange Blossom Ranch gated community, anchored by a Publix that opened in fall 2025. And The Randall at Orangetree, directly south of Winchester Center at that same traffic signal, is being built out by The Davis Group, an Alpharetta-based development firm, with Trinity Commercial Group handling leasing.

What You Can Actually Walk Into Today
Start with Winchester Center, because it's the one that's moved fastest this year. Sunshine Ace Hardware opened in summer 2025 and has anchored the plaza since. Spring 2026 brought Anytime Fitness, Cold Stone Creamery, Family Foot & Leg Center, Little Caesars, and Pixie Nail Lounge in quick succession.
Then came the restaurants. Osaka Hibachi debuted June 2, 2026, serving hibachi and teriyaki entrees alongside sushi rolls, ramen, fried rice, and hot buns. It's locally owned and operated, not a franchise. Maruto's Cuban Cafe followed the same month at 13847 Winchester Trail, run by a local Cuban American family serving mojo pork, palomilla steak, croquetas, and fresh sugar cane juice alongside the usual Cuban coffee and pastries. Both give the plaza something Winchester Center didn't have a year ago: a reason to sit down and eat rather than just grab hardware and head home.
That NY Bagel Place rounds it out at 13487 Winchester Trail, Unit 150, right next to Sunshine Ace. The menu covers bagels, wraps, sandwiches, salads, soups, and something called a flagel, which is pizza made on a flattened bagel. Hours run 6 a.m. to 9 p.m. on weekdays and a little later on weekends, with catering available.
Round out the plaza with a McDonald's, a Healthcare Network community health center already open, and a three-story StorQuest Self Storage building nearing completion. Naples Comprehensive Health still owns a 2.2-acre parcel here and hasn't broken ground, though NCH president and CEO Paul Hiltz has floated the idea of a freestanding urgent care center on the site.
The Neighbor Behind The Bagels
The bagel shop is worth a second look because of who's actually running it. Derek Leverant lives in the Estates and works full time as an engineer for the North Collier Fire Department. He's not new to bagels either. His family bought an established shop on U.S. 41 in Bonita Springs back in August 2023, then opened a satellite location inside Village Walk of Bonita Springs in summer 2025 before bringing the concept to Winchester Trail this August.
That matters if you're deciding where to spend a Saturday morning breakfast run. Osaka and Maruto's are the same story: actual owners who live and work in this area, not franchise operators filling a lease. The chains are coming too, but right now the newest, most interesting food options on this corner are the locally owned ones.
The Names On The Site Plan Aren't The Names On The Door
If you went looking for information on Winchester Center a year and a half ago, you'd have found different names attached to some of these same storefronts. Early leasing plans listed a sushi concept as "Orangetree Hibachi & Sushi" and a nail salon as "Luxury Nails." Neither name made it to opening day. The sushi spot became Osaka Hibachi. The nail salon became Pixie Nail Lounge.
It's a small detail, but it explains something useful: if you're searching online for what's coming to this corridor, you may land on outdated tenant names from old site plans that never matched what actually opened. The lease gets signed under one name and the storefront opens under another. Worth remembering the next time you're trying to figure out what a "coming soon" sign actually means.
Across The Light: The Publix Side Filled In First
The Shoppes at Orange Blossom got a head start. Its Publix and attached liquor store opened in fall 2025, and spring 2026 brought Encore Nails, Great Clips, Tropical Smoothie Cafe, and Wingstop into the units around it. A freestanding Fifth Third Bank branch opened at the northwest corner of Oil Well Road and Big Corkscrew Drive. The only unit still sitting empty in that Publix-anchored strip is a UPS store.
The bigger wave here is still ahead. Outparcels fronting the Emblem Orange Blossom apartment complex are set to bring Circle K, Chick-fil-A, a Chipotle with a dedicated pickup lane, a Starbucks drive-thru, Mavis Tires, and a Heartland Dental office, all targeting early 2027. Emblem itself is a 284-unit apartment complex under construction at 1905 Champs Drive, and the retail buildout tracks almost exactly with that project's timeline, which makes sense. Rooftops come first, drive-thrus follow.
The Third Corner Nobody Talks About
The Randall at Orangetree sits just south of Winchester Center, sharing the same traffic signal at Orange Tree Boulevard. It's been slower to fill in. As of a January 2025 report on this corridor, only a 7-Eleven had opened here, alongside the McDonald's next door at Winchester Center. That same report noted Vintage Naples Apartments, a 400-unit complex planned across four four-story buildings, along with an Aldi, an AutoZone, and a Brickyard Car Wash, were breaking ground. None of those four projects has turned up in the more recent tenant updates out of Winchester Center or Orange Blossom, so treat that timeline as a work in progress rather than a done deal. But it's the same pattern playing out a third time on the same half mile of road: apartments first, national retail chasing behind.
A Few Practical Notes If You're Out This Way
- Sunshine Ace Hardware at Winchester Center is your closest full hardware store if you're tired of the drive to the big box stores near Collier Boulevard.
- Healthcare Network already has a community health center open at Winchester Center. NCH's urgent care, if it happens, would sit on the adjacent parcel.
- Fifth Third Bank's branch at Oil Well Road and Big Corkscrew Drive is the newest banking option on this side of the Estates.
- If a "coming soon" sign lists a business name you don't recognize, check back before you write it off. Names on outparcel leases have already changed once on this corridor.
The Corner Is Still Filling In
None of this happened because one master developer planned a town center. It happened because three separate companies looked at the same growing population and decided, independently, that this intersection could support a Publix, a hardware store, and a run of quick-service restaurants all at once. The apartment complexes under construction on both sides of the light are the reason the national chains keep signing leases here. But for now, before Chick-fil-A and Chipotle open their doors in early 2027, the newest and most interesting options on this corner are still the ones run by people who actually live in the Estates.
